Rot repair in Parry Sound.
Wind pushes rain sideways on the Georgian Bay shore, and that rain finds window sills, siding joints and deck ledgers. Garland Contracting repairs rotted framing in Parry Sound, Seguin and McKellar, 56 km west of Sprucedale.

Rain that arrives sideways
A building on Georgian Bay faces open water to the west, and storms drive rain at the wall instead of down it. Water forces its way behind siding, around window frames and into joints that stay dry on a sheltered lot. Over years, that water soaks the sheathing and the framing.
The Town of Parry Sound, the municipality of Seguin and the neighbouring communities mix year-round houses with cottages on rock and shoreline. We repair rot in all of them.
Rock changes how buildings sit
Much of the Parry Sound area sits on Canadian Shield granite. Builders often set a cottage or a deck on posts, piers or a foundation that follows the rock. A post or sill that sits in a low spot holds water, and a deck footing in a rock crack can trap moisture at the base.
- Posts and piers that stand in damp rock pockets
- Sill plates on foundations that follow uneven rock
- Decks and stairs with ledgers on the weather side
- Window sills on walls that face the bay
- Docks and exterior structures near the waterline
The photo pair shows rotted framing at a stone foundation corner, before and after. Corners where a foundation meets the wall are the places to check first on a rock-set building.
What we do
We shore up the structure, strip the siding and sheathing back to sound wood and replace the decayed framing with new lumber. We trace the water to its source and fix that, whether it is a failed flashing, a wall without a drip edge or a deck ledger with no flashing. Then we close the wall.
If the wall also needs new cladding after the repair, see siding in Parry Sound.
Where wind-driven rain gets in
Water behind siding follows a short list of paths. We look at each one on an exposed wall.
- The head of a window, where missing flashing sends water behind the trim
- The sill of a window, where the slope has flattened and holds water
- Corner boards and joints where caulking has cracked
- Siding laps that sit too close to a roof edge or a deck
- The bottom edge of the siding, where splash from a patio or deck soaks it
- Penetrations such as vents, lights and hose bibs
On a wall facing open water, any of those details can leak every storm. A small gap lets in a cup of water a year, and that is enough to rot a stud.
Docks and shoreline structures
Our work list includes docks and exterior structures. Wood in contact with water or near the waterline rots faster than wood on a wall. Send photos and a description of the structure, including how high it sits above the water and whether it is permanent or removable. Rules for shoreline structures differ by property, so check with the municipality before you start. We can tell you what the repair involves.
Timing a repair on the bay
Storm season and winter ice are hard on open framing. If you find rot in late summer or fall, book the repair before freeze-up. A wall left open in a storm needs protection, and we cover openings the same day we strip a wall. In spring, wet ground and cold nights slow some outside work, so photos in March or April let us plan the season.
What to send for a rot repair quote
- Wide photos that show where the damage sits on the building
- Close photos of the soft wood
- The slope and the driveway, so we plan access
- Notes on which side of the building faces the water
Send those to (705) 238-8634. Dylan tells you what the photos suggest.

Questions about rot repair in Parry Sound
Do you repair rot near Georgian Bay?
Yes. We work in Parry Sound, Seguin, McKellar, Nobel, Dunchurch and Trout Creek, all within 100 km of Sprucedale.
Why do window sills rot so often?
Water runs down the glass and the frame. When flashing or caulking fails, it soaks the sill and the studs below it. Wind-driven rain makes this worse on exposed walls.
Can you repair rot on a rock-set foundation?
Yes. We rebuild sill plates, posts and wall framing on foundations that follow uneven rock, and we fix the water source so the new wood stays dry.
How far is Parry Sound from your base?
Parry Sound is 56 km by road from Sprucedale.
