Rot repair in the Almaguin Highlands.
Year-round homes and village buildings across the Almaguin Highlands take a full winter of snow load and meltwater. Garland Contracting rebuilds rotted sills, joists, posts and walls in Burk's Falls, Sundridge, South River, Magnetawan, Kearney and the places between.

Rot on a house that people live in all year
A year-round home in the Almaguin Highlands heats through the winter. Warm interior walls meet cold exterior wood, and any water that gets past the siding has nowhere to go. A wall can stay damp for months before a stain shows on the inside.
Snow adds a second source. A plow bank or a roof slide that lands against the foundation holds meltwater against the bottom of the wall. Rot starts at the sill and climbs.
The buildings we work on
- Older wood-frame houses and farmhouses, where the original sills and rim joists have sat near the ground for decades
- Village buildings along Highway 11 in Burk's Falls, Sundridge and South River
- Rural homes, garages, sheds and outbuildings on wooded lots
- Rental and multi-unit properties that need repair between tenants
- Decks and porches that went up without flashing at the house
Outbuildings rot as often as houses. A shop or shed with a wood sill on grade holds water at the bottom of the wall, and the damage shows up when a door stops closing.
What the repair looks like
We stabilize the structure, open the wall and trace the damage in both directions along the framing. In an older house, that often means replacing a section of sill or rim joist and the studs resting on it. We rebuild with new lumber, fix the source of the water and close the wall with new sheathing, house wrap, flashing and siding.
The photo pair shows a rotted sill and wall framing under two windows, before and after. A window sill is one of the first places to check on any house in the region.

- The crew shores up, cuts out, rebuilds and closes the wall.
Snow, ice and the top of the wall
Rot in a winter home often starts at the roof edge. Warm air leaks into the attic, melts snow on the roof, and the meltwater refreezes at the cold eave. That ridge of ice backs water under the shingles and into the fascia, soffit and the top of the wall. The framing there stays wet until spring.
The same pattern shows at the bottom. A plow bank against a foundation, or a roof that slides snow onto an entry, holds meltwater against the lowest boards. If you see stains at the top or bottom of a wall in March, check both places before you assume the problem sits in the middle.
We repair the framing and fix the cause. A roof edge with a bad detail may need a roofing repair alongside the rot work.
Signs inside the house
- A musty smell near an exterior wall or a closet on an outside corner
- Paint that bubbles or drywall that stains below a window
- A floor that flexes near an exterior door
- Doors and windows that bind in a wall that used to work
- Baseboard that lifts from the wall
- Visible fungus or mushroom growth on wood
Any of those signs justifies a look from the outside. Take photos of the interior and exterior and send both.
